How far is The Cove from UCSB and SBCC’s campus?
The Cove is conveniently located approximately 1 mile from UCSB’s campus and 12 miles from SBCC!
Do I sign my own lease, or do I share one with my roommates? How do I sign a lease at The Cove?
At The Cove, our rates and rent responsibilities are by the bed, but we do lease by the home. We understand that finding 9 or 11 additional roommates may take awhile, so we allow you to secure your space before finding all of your housemates. Once you pick your premium and floorplan preferences, we will send you a holding deposit agreement that you will sign which will lock you into your spot for Fall 2025. You will sign the final lease agreement with all of your housemates that either you find or we find based off your roommates preferences. Securing your space is quick and convenient – everything is done online through our prospect portal, which you can access here.
Is renter’s insurance required? Do you provide renter’s insurance?
Yes, residents are required to have liability insurance. If you don’t have your own policy, you can enroll in Cardinal’s liability waiver for a small monthly fee.
Are the units furnished?
Absolutely! Each fully furnished apartment at The Cove offers a comfortable living space, complete with bedroom furnishings including two twin XL beds, night-stands, wardrobes (or walk-in closet), and under the bed dressers. All common areas come equipped with a modular couch, two coffee tables, entertainment stand, 65″ Smart TV, two kitchen tables, 8 kitchen table chairs, two desks, food barstools, two patio chairs, and one patio side table.
Is parking available?
Yes, The Cove offers 2 drive-way spots and 2 private garage parking spots per home for residents. Residents must register their vehicle and will receive a parking permit for a small monthly fee of $175.
What’s included in the monthly installments?
Your monthly installment includes high-speed internet, a fully furnished apartment, 24/7 emergency maintenance, trash, pest control, and controlled access to the property. You’ll pay for water, and electricity separately.
Is The Cove pet friendly?
Yes, your furry friends are welcome at The Cove! We welcome up to three pets per home. To ensure a happy and healthy environment for all, we ask that your pets weigh under 50 lbs, be at least one year old, and have up-to-date licenses and vaccinations. Monthly pet rent of $60 is applicable.
When is Move In Day?
Move-In Days for Fall 2025 are scheduled for August 20th and September 16th, 2025.
Do you need a guarantor and if so, how do guarantors apply?
We offer three convenient qualification methods: guarantor, self-qualification, and a prepaid rent addendum. If you’re using a guarantor, the guarantor can apply after the primary applicant has submitted their application and selected “guarantor” as their qualification method. The primary applicant will then provide the guarantor’s email address so they can complete their application.
How long is the lease and what is an installment?
For Fall 2025, we offer two lease term options based on your preferred move-in date. Our leases follow an equal installment plan, meaning your total annual rent is divided into equal monthly installments throughout your lease term. This simplifies your payments – no calculations needed, just one consistent base rent amount each month!
Is The Cove gated?
Yes, The Cove will be a gated community.
How do I set up utilities?
We make moving in easy! At The Cove, we handle the utility setup for you. You can then manage and pay for your utilities conveniently through our resident portal app.
When is my monthly rent installment due and how do I pay it?
Paying your rent installment is simple! It’s due on the first of the month, and you can easily pay online through our Resident Portal. We offer a variety of payment methods, including e-check, debit card, credit card, and MoneyGram, and you can even set up automatic payments for added convenience.
I’m an international student, how do I apply?

Do you offer roommate matching? How does it work?
Yes, The Cove helps you find your perfect roommate match, and we’re partnered with Roomsync to make it easy! RoomSync gives you control over who you share your space with, allowing you to choose the perfect roommate(s) for you.
